New Mixed-Use in Old Fourth Ward
Old Fourth Ward has seen a great deal of evolution over the past few years. Most notably, the opening of the Beltline Kroger and the glossy office development, 725 Ponce that floats over the Beltline’s Eastside Trail. These developments, along with the array of new businesses and restaurants that have expanded around the neighborhood, are the proof that Old Fourth Ward isn’t so ‘old’ anymore.

Of the latest to arise in O4W is a new project, which has secured $180 million-dollar in financing, Beltline development, set to be finished in 2022, that will house email marketing guru, Mailchimp’s headquarters as they relocate from their current offices inside Ponce City Market where they’ve been stationed since 2015. The project, which is expected to cover 12 acres right along the trial and cost upward of $1 billion to construct, has been titled as a potentially neighborhood-altering development posing one of the largest and most transformative expansions on the Beltline.
Excavation work for two of the three office towers has already begun, with construction on the third tower pending as of September. The remaining components of the development – a 158 key hotel along with 358-unit residential building is said to break ground in 2021.

Adjacent from the recently closed Sound Table venue at 479 Edgewood Avenue, permit applications have been submitted to construct a nearly 19,000-square-foot mixed-used development. While on the smaller scale, sitting at just 0.13-acres, this four-story mid-rise project is set to house a restaurant, retail space as well as residential space along with a rooftop deck. While the type of residential space is undetermined, zoning applications from earlier this year indicate that they would likely be ‘short-and long-term dwellings’ with lounge and community space.
Already known for its rich street art, diverse culture and profound history, Old Fourth Ward has proven to be a favorable site for new developments over the past few years with much expansion on the rise. As more residents relocate to Atlanta in the coming years, there will undoubtedly be a need for more housing and in-turn, new developments.
