Exciting Updates in Old Fourth Ward: Construction Commences on the Ponce City Markets Block
Up and coming facets are making their way on two corners of Ponce City Market’s block – one at North Avenue and the Beltline, and the other at Ponce de Leon Avenue and Glen Iris Drive. The $175-million second phase development is well underway as we move forward with site prep and construction. This next phase anticipates adding 90 businesses and more than 500 permanent jobs to the campus.

The idea for the 21-story, 163-unit Signal House apartment building is to be a 55+ community designed for active adults, ranging from one to three bedrooms. Jamestown Properties president, Michael Phillips, announced that the apartments will accommodate “the wants and convivence of technology-enabled living without the friction points.” Positioned on the Beltline’s Eastside Trail, the potential for health and wellness will be intentionally just moments away from everything you need. The Beltline not only offers access to restaurants and shopping, but also fitness gyms, yoga studios, and training facilities on each corner.

The northwest corner of the Ponce City Market block will be a 21-story building offering flexible-stays, on Ponce de Leon Avenue and Glen Iris Drive. For years, we have seen the growth in popularity of short-term and long-term rentals and Phillips saw the potential for economic growth. Since the months of main covid impact, many people have defaulted to short-term rentals such as Airbnb, rather than hotels. This is steadily increasing as people want the flexibility of short-term rentals with hotel accommodations. This new venture offers a hospitality-living concept catered to the “global nomad.” Officials say that stays will range from single nights to one-year leases in the 405 fully furnished units. The building will also feature 12,000 square feet of retail.

The final element to this new phase is called 691 Ponce. This four-story office project will be located on Glen Iris Drive and plans to attract a plethora of new businesses to the 90,000 square feet office space. The remaining 23,000 square feet will host ground level retail space constructed of mass timber. Structurally, mass timber offers proven performance—including fire protection and seismic resistance.
Between the new offices and hospitality-living tower will sit additional aspects to completely transform the area into something amazing. The multi-use area will include a public courtyard, onsite bike lanes, scooter parking, EV charging stations, and designated ride share drop off sites.


While the completion of the groundbreaking project is said to be by the end of 2024, we are thrilled at the progress already being made, and we look forward to seeing what’s to come.
